1. The Absentee Owner

An asset class held by many, governed by few.

Indian land remains one of the largest pools of private wealth held by non-resident owners. It is also the most procedurally exposed — subject to revenue-record opacity, encroachment risk, and a fragmented service market in which every counterparty has a transactional incentive. The absentee owner is, by default, undefended.

Possession decays in silence.

Parcels left alone do not stay alone. Boundaries shift. Crops appear. Structures rise. By the time the owner is told, the cost of restoration is many times the cost of prevention.

Records drift without watching.

Mutation entries, duplicate registrations, and unauthorised changes to Pattadar passbooks (ROR, EC) travel through the system without anyone looking. Discovery typically arrives at the point of sale.

3. The Work

Every action under mandate produces a record. The records are not afterthoughts of the work — they are the work, made verifiable.

The walked inspection.

Every parcel under mandate receives walked inspections on a stated cadence — monthly at baseline, weekly or bi-weekly at higher exposure. Every visit is GPS-tagged, photographed, and uploaded to your custody record within 24 hours.

The cadence map.

Cadence is set per parcel, not per client. Baseline-risk parcels are walked monthly. Parcels at the edge of active corridors, with open legal matters, or in active transition are walked bi-weekly or weekly — fixed in onboarding and adjusted as exposure changes.

The quarterly position letter.

Every quarter, your parcel receives a written position letter — typically 8 to 12 pages — covering field status, record changes, market context, and a clear position: hold, develop, or divest. Sample available on request before engagement.

The custody record.

Every action taken on your behalf — every visit, every document handled, every communication sent, every position issued — is logged in a custody record accessible to you at any time. The record persists for the life of the mandate.

Senior counsel, chartered accountants, surveyors, and valuers are admitted to the Centinal panel under disclosed terms. The panel is reviewed annually. Access to client matters is role-based and logged.

Custody & Confidentiality.

Every document related to your parcel is held in a digital vault — uploaded by you, by us, or both. Encrypted at rest and in transit. Every access is logged. Client identity, parcel location, and mandate terms are held under enforceable non-disclosure across the firm.
